低密度社区的设计原则首先是要实现土地资源的利用最大化,我们会从开发商的角度分析整个楼盘,通过市场研究判断产品定位,尽可能地实现产品的价值最大化。充分挖掘地块及周边可利用的资源来构成项目特色。合理利用土地资源兼顾公共空间和私属用地空间,通过减少道路用地面积,以此来争取私属空间的最大化。强调组团入口公共空间的展示功能及主要道路两侧景观效果,以最小的资源获得最大的公共利益。关注居住组团内支路的景观,通过对支路的弧线形设计,提高居住者在回家路途中的景观体验感。
The priority principle of low-density communities design is to realize the maximum use of land resources. First of all, we could start to analyze the houses from the perspective of developers, deciding the product placing through market research to maximum products value, after that we will try to find the useful resources around to form the characteristics of the project. We will appropriately use the land resources, taking both public space and private land into consideration. By reducing the size of land for roads, we maximize the private space. We put emphasis on the demonstration function of the entrance to public space and the landscape effect along the main roads and receive the maximum public benefit out of the minimum resources. We pay much attention to the landscape of the inner roads. From a design point of view, we use more arctic road to improve the comfortable experience when walking back to their home.
